Dear Prospective Buyer,

Welcome to 14 Garthwaite Terrace! Four years ago when we were moving back to the US from several years abroad in London, this was the very first house that we looked at, and we immediately fell in love. We knew that this was the home for us and indeed it proved to be the ideal place for our growing family.

There are so many features of our house that we love, but without a doubt our favorite space is the kitchen-family room. The cathedral ceilings and large windows make for a light and airy space that is a joy to spend time in. The french doors open directly out to a level patio and yard, which becomes an extension of our living space in the warm weather months. The yard is incredibly private and feels like our own little oasis. The garden beds are planted with perennial flowers that burst into bloom every year, which we selected to be both beautiful and easy to maintain. We have enjoyed so many barbecues, birthday parties, and lazy weekend afternoons in the backyard. Our children love to run around and play in the fully fenced space, and we love that we can easily keep an eye on them from inside if we need to. And in the cooler weather, we have made great use of our fireplace, enjoying many cozy moments in our living room relaxing by the roaring fire.

As you’ve no doubt heard, Maplewood is such a supportive and friendly community, and our neighborhood is no exception! Garthwaite Terrace is an incredible street to live on: quiet with no through traffic and filled with families of all ages. The neighbors all know each other and we have made lifelong friends here. The children love to bike up and down the street and we look forward to our annual events such as the block party and the Kendal Halloween parade. We also value the sense of community and cooperative spirit that we have on our street. And we can’t forget to mention the fact that we are a short walk from no less than three different playgrounds, as well as the shops and cafes up on Ridgewood Row.

One of the best aspects of our home is the proximity to Maplewood Village, which always seems to be bustling regardless of the day or time and you’re sure to run into someone that you know. A cup of coffee from the Able Baker, lunch at Arturo’s, browsing our amazing independent bookstore Words, are all favorite activities that we will miss, not to mention the wonderful community events that happen year round in our town, especially Maplewoodstock in Memorial Park every summer.

The proximity to the village also means that our home is extremely convenient for the commute into the city. We are a quick 10 minute walk to the train station and also have a jitney stop just around the corner. The Midtown Direct takes you to Penn Station in about 30 minutes. If you work from home, our sunny and quiet Maplewood room is the ideal home office. Easy access to Route 78 means a drive into the city on a Sunday morning is even faster than the train, or hop on the Parkway and you’ll be on the beach in an hour or less.

Our house is also well situated for the schools. We have been thrilled with the local public schools, as well as the extensive preschool and pre-k options available nearby, several within walking distance. Marshall Elementary School houses grades K-2 only and as such is a small, nurturing environment for the very youngest students. We love it. Jefferson School is only a 5 minute walk away and the neighborhood children walk to school together in packs!

There is so much to love about this special place that are so fortunate to have lived in. We thank you for taking the time to view our house. We are sad to be saying goodbye to our beloved home and this neighborhood, but have no doubt the next owners will be as happy here as we have been!
