Dear Future Homeowners of 236 South Valley Road,

They say, “Home is where the heart is,” and for the past 11 years we have truly put our hearts into making the house at 236 South Valley Road a home. Through the years, we have updated the kitchen and both bathrooms, finished the basement, replaced the deck, added a utility room underneath the deck, removed the oil tank, upgraded to gas heat and central air, and regularly maintained the beautiful slate roof. We have loved every minute of our journey here!

When we first visited this house as potential buyers, the house had been empty for a few years and was in serious need of TLC. Despite how bad it looked to the eye, we were drawn to how sturdy it felt. It seemed to have good bones (which our inspector later confirmed) and we quickly fell in love with the possibilities the space offered. When we first walked in, we loved how the house opened up. It was so much bigger than we thought from looking at the outside. We enjoy entertaining and were planning to have children, so we imagined our family and friends filling and warming the space.

All of our initial visions for this house and then some have come to life over the past 11 years! We moved in as newlyweds and have so many wonderful memories to carry with us. We now have two children and have delighted in hearing them whispering and giggling across the hall from us before they fall off to sleep at night. We have spent many a lazy weekend with them playing games and binge watching movies and Disney Channel marathons in the cozy finished basement.

We’ve welcomed numerous family and friends for weekend visits in the two first floor bedrooms (one of which we use as a den when we don’t have overnight guests). We were grateful for the space when we needed to take in and care for our father after he had a stroke. Having everything he needed on one level, he was able to maneuver on his own in his wheel chair (and, later, his walker) throughout the first floor.

And, of course, we have hosted countless holiday dinners, birthday parties, milestone events and “just because” get-togethers, regularly entertaining anywhere from 5 to 50 family and friends at a time. We will forever have a love for this house!!

We have also TOTALLY loved this neighborhood! Living in West Orange and on the border of South Orange, you’ll get to enjoy the best of both! You are within walking distance from Gregory Elementary School. (You want buns of steel? Walk up and down Walker Road each day and they’re YOURS!) Our children loved being less than 10 minutes from the Turtle Back Zoo and ice skating at the Codey Arena next door. We all loved being three minutes from the CVS, Dunkin Donuts and Peking House restaurant in the mini mall down the street.

On the South Orange side, the train to NYC is a 10-minute walk away. When the weather is warm, we enjoyed walking the half-mile to the park to fly kites on the open field or play on the slide and swings in the children’s park. In the winter, while our children still enjoyed sleigh riding down the hill alongside this house, sleighing down Flood Hill is a local tradition enjoyed by both children and parents. Also, the live shows and movie theatre at SOPAC (in South Orange Village, which is one mile away) are top notch. Stop for a delicious meal at one of the many surrounding restaurants before or after a show and you have the makings of a GREAT date night any time of the year!

Finally, what’s a great neighborhood without great neighbors – you have those too! We weathered many storms (literally and figuratively) with the neighbors and everyone keeps an eye out for each other. In the winter, everyone in the four houses with whom you share a driveway pitches in to make sure the driveway is cleared (some shovel and others chip in and pay someone to shovel). We will miss them all!

We are ready to begin the next phase of our lives. We now, with great pride, pass this house, this home, on to you. Hopefully you are as invigorated by its possibilities as we were and are excited to make it your own. We are certain that you will love it as much as we have.
