Letter to Future Homeowner:

Dear Future Owner,

This charming house on a quiet tree-lined street in South Orange captured our hearts from the moment we laid eyes on it.  Never a day has gone by in our four years without a friendly wave from our neighbors.  Fielding Court residents love to be outdoors, whether it is gardening or enjoying a sunny day in their backyard.  We were in this home mere days when our neighbors called over the fence to invite us over.  The neighborly good will has not stopped ever since.

We have so many fond memories of summer nights spent on the deck, cold winter nights by the fire, and holiday feasts in the dining room.  We leave with heavy hearts but our careers have taken us elsewhere.  If only we could bring the house with us!

Whether you are a homebody or love to go out, this is a perfect location.  Outings to New York City are a breeze.  Take the train from South Orange; it’s only a short walk to the train station.  If you prefer to stay local, downtown South Orange, Maplewood or Montclair awaits.  Movies, dinner, drinks, shopping, markets, and recreation are only a few of the many choices.  Fan of outdoor activity?  A large park with a playground and walking path is right around the corner.  And just up the hill on South Orange Avenue is a glorious reservation and dog park.

Please love this house as we did.  It will not disappoint.

Sincerely,

The Current Homeowners

Top Highlights:

1) Location – extremely close to town and the South Orange train station, but so very quiet and serene; walkable to everything, even schools! 5-minute walk to train so no need for a second car; No need to rely on jitney or parking at the station.
2) Neighbors – lovely block of families.
3) House – solid and safe and built like a tank
4) Yard – perfect size – not huge but not small – and shady and welcoming.
5) Rear-loading garage; never have to back out and not seen from front of house.
Attached garage with entrance right into the kitchen (easy for groceries, etc.) No need to get wet, ever! Also a side door directly into the kitchen for easy loading/unloading from driveway.
6) Windows! Entire house is bright and airy with plenty of windows! There’s also cross-ventilation in each room as every room has multiple exposures.
7) Space – lots of space with high ceilings; tons of closet and storage space for everything imaginable.
8) three-season porch; it’s amazing and warm in the winter sun and a great bug-free way to enjoy the summer weather when screens are put in.
9) Deck – the deck is wonderful for grilling and having a wonderful, peaceful meal
10) Kitchen – You will absolutely ADORE the kitchen; it has fully custom inset cabinets, an awesome, large farm sink, high end appliances (Miele, Capitol and KitchenAid) along with granite countertops that mimic the look of soapstone but require no maintenance. It’s spacious and eat-in with the cooking/work area removed from traffic. Floors are quarter-sawn oak – they are amazing!

Dear Future Owners of this Amazing House:

We are absolutely heart-broken to leave this house as we thought it would be our forever-home; however, our loss is your gain! We are relocating due to a can’t-miss job opportunity. We hope you will have as much fun and make as many amazing memories here as we were lucky enough to experience. We think Conway Ct. is a hidden gem. You will love your location as it’s so close to absolutely everything (you could even get by without a car!) but is amazingly quiet, too – the best of both worlds. The train is a 5-minute walk, as is the town, and all schools are within walking distance. South Mountain school (elementary) is a warm, nurturing environment where the children thrive. The teachers are fantastic! Also, everything that downtown offers is a quick stroll away; we are especially fond of the playgrounds, the library, the great restaurants, and the duck pond as well as the merchants who treat you like family. Flood’s Hill is amazing in the winter for great sledding and in the summer when the concerts take place. We love South Orange!

The block as well as the rear neighbors are wonderful, warm, and friendly. We have a range of ages on our street from the very young to active seniors; it’s a diverse and vibrant block in many ways. The house itself is solid and built like a rock. We especially love the Spanish tile roof not just for its beauty but for its durability and insulation qualities. We also love that every room in the house has more than one exposure, so there’s always cross-ventilation. The deck and backyard are great for entertaining and grilling, and we hope you enjoy many outdoor meals with family and friends like we have! The Magnolia tree which was hit hard by the October ice storm is recovering nicely, and its beautiful deep purple blooms signify the start of the spring season for us. (Interestingly, we NEVER lost power during any of the crazy storms!!) The surrounding greenery is gorgeous, and we have something always in bloom from spring through autumn. In the house, the kitchen is our favorite room; it’s a cook’s kitchen with custom inset cabinets and high-end appliances that we hate to give up! It functions like a dream and truly is the heart of this home. We are so sad to leave but hope you will love it here as much as we did!

Dear Future Homeowners,

As newlyweds we were fortunate to find this gracious, sunny colonial with wonderful flow, new windows, two-zone central air conditioning, neutral palette and hardwood floors throughout. Over the past eleven years as our family and fortunes have expanded, we’ve lovingly and thoughtfully improved this home.

Immediately we added easy access to the backyard with French doors and a spacious deck. The materials were carefully selected for their low maintenance and high endurance. The white vinyl railing never fades and the Epoch floor won’t splinter or get hot, so bare feet are welcome. Spring, summer and fall, it’s the equivalent of an additional room. The balcony height and mature landscaping lend the feeling of a giant tree house.

Aside from the fact that the renovated kitchen has many custom touches it’s also perfect for entertaining. Since completing it we’ve hosted countless holiday meals, birthday parties, book clubs and family gatherings. The large island and open floor plan make it ideal for numerous guests.

Another great feature of this house is the family room, or as we like to call it, the “sunroom.” Always inviting with an abundance of natural light, it’s one of the largest on this street. It’s separation from the bedrooms prevent light sleepers from being awakened by the television.

We’re moving to Pennsylvania to be near family, but are heartbroken to leave this neighborhood. Upon arrival we were welcomed with hearty handshakes and BBQ invitations. The residents are friendly, generous and always willing to lend a hand (or tool, or cup of sugar). One gentleman voluntarily mowed our lawn while we were on vacation. Another neighbor brings us homemade pasta sauce each time she makes a batch. Several parents help us by carpooling, and our kids are welcome to wander into any of the nearby homes for play dates, meals or impromptu sleepovers. Date night is a treat since our children love the teenaged babysitters here. Last but not least, the annual block parties are not to be missed.

Although we hear great things about the town pool, we’ve never been because the lovely woman next door gave us unlimited access to her pool. The master gardeners behind us gifted us the tree to the left of the swing set when theirs had to be removed, and donated several plants for our garden.

Our daughter raves about her days at Hazel Elementary. It’s the smallest in the district, and therefore has a wonderful sense of community. The principal learned our names quickly (even my son who isn’t a student) and signs personal comments on each child’s report card. The staff are equally caring and the PTA works tirelessly to enrich the experience for students and families alike.

The proximity to Manhattan can’t be beat, and we’re treated to breathtaking skyline views all over town, not to mention from our office and master bedroom. Commuting is a breeze with the NYC bus stop on the corner, complimentary shuttle to the train, and easy drive to the PATH station. Driving in on the weekends is often under thirty minutes. Air travel is also convenient with Newark Liberty International Airport just twenty minutes away.

There is so much to do right here in our backyard, with Turtle Back Zoo, Codey Arena (skating rink), and South Mountain Reservation down the street. There are wonderful playgrounds and golf courses galore. Multiple performing arts centers and local theaters offer Broadway talent at discount prices. And once you’ve enjoyed cocktails while sitting in leather recliners during a movie at the AMC Dine-In Theater, you won’t attend screenings anywhere else!

We sincerely hope that the next family that lives here loves this house and community as much as we have.

Best Regards,

The Current Homeowners
